Do I need a lender before touring homes?+
Not necessarily for an initial conversation, but getting financing clarity early helps you search with a more realistic budget and stronger strategy. As of August 17, 2024, buyers must sign a written buyer agreement before touring homes with a REALTOR® — we explain this clearly before we move forward.
How do I know which Houston neighborhood is right for me?+
That depends on your budget, commute, lifestyle, priorities, and long-term goals. Shayla helps buyers evaluate areas based on the full picture — property taxes, flood risk, school zones, insurance costs, and HOA obligations all vary significantly across Houston and surrounding areas.
What credit score do I need to buy a home?+
It depends on the loan type. FHA may allow scores starting at 580 (though lenders often require higher with their overlays), while conventional loans typically want 620 or above. A 740+ score usually gets you the best rates and most program options. If your score needs work, we help you build a plan before you apply.
Do I really need 20% down?+
No. Most first-time buyers use FHA (3.5% down), conventional low-down programs (3%), VA (no down payment for eligible veterans), or down payment assistance programs through TDHCA, TSAHC, City of Houston, or Harris County. Shayla will help you explore all options that may fit your situation.
